Residential construction will include any Class 2 structure. Class 2 structures are designed, or intended, for occupancy as a one or two family dwelling. This class of structure also includes outbuildings such as garages, minibarns and swimming pools.
For projects requiring an Improvement Location Permit (ILP), a structural permit may only be obtained after the ILP has been issued.
Required documentation for new residential construction includes the following, though actual requirements may vary from project to project:
- Legal description of the property.
- A site plan drawn to scale that shows the location of the existing and proposed buildings as they are located within the property boundaries, as well as driveways, patios, decks, pools, courts, walks, etc.
- A foundation plan for projects adding floor space.
- A floor plan.
- Wall sections that show the construction of new walls from the footer up to the roof system for bearing walls and from the floor joist to the ceiling for non-bearing walls.
- Drawings of all sides of the building or addition, showing existing and proposed improvements (also referred to as an elevation view).
- If engineered structural members are to be used, engineer stamped specs must be submitted as well. Engineered structural members include trusses, LVL beams, TJI's, etc.
If you wish to submit the Residential Development Application through our drop off policy, mail such submittal to our offices with attention to the Permitting Section. Upon receipt, we will contact the applicant with a tracking number to reference for any query into the status of the project.
