Apartment & Condominium Review

Typically for the City of Indianapolis, permitting new multi-family construction begins, after any special district approval, with the infrastructure review process and drainage permit. Infrastructure submittals may be mailed to our office with attention to the Infrastructure Section. For questions regarding infrastructure submittals, contact Vicky Reha at 317-327-5245.

While the infrastructure review takes place, submittals are often made to the Indiana Department of Fire and Building Services for a State Design Release so that once the infrastructure review is complete, the Improvement Location Permit and the Structural permit can be reviewed together. A copy of the State's General Administrative Rules, which outline the design release procedures and guidelines, can be obtained from the Indiana Department of Fire and Building Services. Their offices can be reached by telephone at 317-232-1431, online at http://www.in.gov/sema/osbc/plan/index.html, and are located at 402 W Washington St, Indianaplis, IN 46204.

With some projects, it is possible to obtain the ILP and structural on the same day submitted. For the ILP we will need to see special approval petitions and landscape plans if applicable, as well as a detailed site plan showing existing and proposed right of way, the centerline of the fronting streets, property boundaries, and legal description of the property. For the structural permit, we will need to see two sets of the construction plans that were submitted to the IDFBS for the state design release as well as two copies of the state design release letter.

If you wish to submit the ILP and the structural permit through our drop off policy, mail such submittal to our offices with attention to the Permitting Section. Upon receipt, we will assign a tracking number to reference for any query into the status of the project.
